For Ingeborg and Jody, "Pending Sales" is one forecaster of things to come. When a buyer and seller agree to the terms for a sale (closing date, price, mortgage, inspections, etc.) , that property becomes a "pending sale" in the Multiple Listing Service. Not all "pending sales" become closed sales. Sometimes terms are not met and there is no sale . If the terms are met, the sale on the property usually follows within 7 to 45 days. (New construction some times takes a year or more)
Please note: as Appraiser Michael Cibene SAF reminded me, Katrina occurred in August of 2005 and Wilma, in October, 2005. Taxes and insurance are taking their toll now.
As the table below indicates, in most years March has the highest number of pending sales - the end of season. With all of the "short sales" and foreclosures coming on the market this year, it will be interesting to see if this holds true. Also, this chart indicates that the market began to fall apart in May, 2005.

ONE HUNDRED EIGHTY-SIX waterfront home sales have been recorded for 2007. The median selling price for sales closed in 2007 is $1.65M. Check out "SOLD PROPERTIES" in the column on the left for the specifics.

There were nine sales recorded for over $6M in 2007. All nine are located south of Sunrise Blvd. The median price in 2007 is $1.65M - slightly lower than the $1.7M of 2006 .The average price is lower in 2006 than the average selling price in 2005 because there were many more sales over $6M in 2005 (eleven) than there were in 2006(two).
As of March 1st, 2008, there were 364 waterfront homes "for sale" in MLS; As of February 1st, 2008, there were 349 waterfront homes "for sale" in MLS; As of January 1st, 2008, there were 327 waterfront homes "for sale" in MLS - down from 351 waterfront homes "for sale" as of 12/1/07; As of November 1st, there are 364 waterfront homes "for sale" - up from 340 properties as of October 1st; and as of September 1st, 329 waterfront single family homes listed "for sale". As of August 1st, there were 315 waterfront single family homes in MLS. 323 waterfront homes were listed "For Sale" in MLS as of July 1st. This number is down from 346 homes listed "For Sale" in the as of 6/01/07(the same as 4/1/07 and 5/01/07 and down from 365 listings on 3/1/07 & 356 listings on 2/2/07). Current listing prices range from $649,000 for a home on the Middle River with one fixed bridge to the Ocean; to the highest priced: the estate on the island point of SE 10 Street in Rio Vista with no fixed bridges to the Ocean, for $28.5M.

Recreational boaters need to find good homes for their crafts. There are rental docks for boats of over 100 feet. There is very little rental dockage for the boats of 100 feet and less --- and the dockage that is available is very costly.
